University Town Center is a 416,766-square-foot Class A power center at the crossroads of Interstate 35 and Robinson Avenue, in the main retail corridor of Norman and a few minutes from the University of Oklahoma campus. Mazaheri Properties acquired it in 2026 for $82.25 million, alongside Champion Hotels, in the fifth tenant-in-common ownership group the partnership has assembled.

The centre is shadow-anchored by Oklahoma’s highest-grossing Super Target and by Crest Fresh Market. Neither is part of the ownership; both pull the traffic the owned space trades on. Academy Sports + Outdoors, Kohl’s, TJ Maxx, HomeGoods, Michaels, DSW, Ulta Beauty, Office Depot and Petco anchor the owned space.

Placer.ai ranks University Town Center the number one shopping center in Oklahoma, with more than twelve million visits a year, which puts it in the top percentile of major centres in the country for foot traffic. The property is 99% leased.
